Chicago: the floors that have to come off before anything goes down

Most of what we are called into in Chicago and the surrounding suburbs is removal before replacement — a topping that has failed, a slab that was never profiled, or a building that cannot be emptied while the work happens.

Demolition & self-leveler removal

What Chicago mostly calls us for

A failed topping is not a surface you can coat over. Grinding will not rescue a floor that was built up wrong — the old build-up has to come off, the slab underneath has to be brought back to something sound, and whatever is left has to be patched and re-leveled before any resin goes down. That is demolition and concrete work before it is flooring, and it is the honest answer when a floor has failed from the substrate up.

Occupied buildings add their own constraint. On Western Avenue we ground 8,000 square feet across two storeys of a building still in use, with the equipment carried up and back out by hand. Grinders are heavy, stairwells are not loading docks, and the job only works if the crew plans for that before the first machine arrives.

Five inches of self-leveler removed

A failed 5-inch self-leveler topping demolished off 10,000 sq ft, the slab ground down, patched with new concrete and the whole floor re-leveled before coating.

"Veteran industrial coating removed 5 inches of self leveler on my 10,000 sqf warehouse , then grinded the concrete down. Patched with new concrete and leveled the whole ground in the Chicagoland area"
